OWNER RESPONSIBILITIES

To help achieve a smooth and successful transition, it will be your responsibility to provide all information and documentation needed in order for EPM, LLC to execute our tasks accurately and efficiently; please include but not limited to Tenant information, accounting, property stats, utilities, etc.

Maintenance Procedures

Easy Property Management, LLC has designed a flawless system that will allow us to send the best licensed maintenance professionals at a fraction of the cost.  If you choose to nominate your own trade person, EPM, LLC has an open door policy that will allow you to bring in whomever you feel would be the best fit to handle your repairs.  EPM, LLC also offers a trust account to our Property Owner’s.  Having a trust account will save you time and energy when maintenance and repairs arise.  As maintenance/repairs come up, the tenant will fill out a Maintenance Request form and it will be immediately forwarded to our Maintenance Department.  Once it’s received we will determine if the repair was caused by the tenant.  If so, the tenant will be required to cover the needed repairs.  On the large maintenance request, EPM, LLC will contact the owner for permission to perform any repairs, and present a detailed Invoice with the total cost to perform the task.

INSPECTIONS

Proper routine inspections are conducted every 3 to 6 months and consist of a general walk through to check for any leaks and/or any needed repairs.  Air Filters will be changed at the time of the inspection.  EPM, LLC will note any needed repairs on the Inspection Report for the Owner’s viewing pleasure.

COSTS And fees

EPM, LLC costs and fees are summarized on the attached schedule. These fees are effective upon a signed agreement, provided your accounting and tenant records are in good order. Our professional fees will be billed by the 10th of each month.

Payments

The owner has to right to choose a convenient method of payment, which is more suitable for their needs.  EPM, LLC most common and convenient method of payment is via ACH Transfer.  EPM, LLC also offers payments thru Pay Pal, as well payments in check form.
